I'm from NYC and working on acquiring multi-family properties in Jacksonville, FL and I'd like to build upon my network of locals both professionally and personally. Hi Nick, how are you? I read your post and decided to reach out. Here's a little about me: I was born, have lived and currently invest in Jacksonville, FL. I would like to enter into the realm of MF properties very soon ( by or before end of year). Let's talk on PM to see where we could work together.
Nick, are you land lording from afar? Or are you moving to Jacksonville? Are you familiar with the area at all? I ask this because Jacksonville is very hit or miss/ hot or cold. There is a LOT of unsavory neighborhoods where the numbers look good on paper. But, without feet on the ground, I would NEVER buy without having intimate knowledge of where in J'town your investing. In some areas, it's literally street by street. In some other areas, the whole neighborhood is A+. If / when you come down, let me know. I 'd like to get together with you as well: coffee or such

To answer some of your questions; I won't technically be land lording as I have a property manager who will be handling the day-to-day management of the property and I will be more involved with the value add and asset management. I don't plan to move Jacksonville (at this time), I've visited a couple of times and have evaluated 100+ different properties and have done lots of research on Jacksonville. I agree that it's important to have people on the ground. I have a very experienced full service property manager who is also a realtor and very investor savvy who i work closely with. I am working on building upon my local team so that I can have more locals who know the area and can provide feedback on the neighborhood, property, etc.

Nick, im glad you reached out, Have not really been interested in getting involved in any posts till now. I like you am from NY. Just closed on my first house down in Jax Beach. First step in a plan to determine the long term prospects of the area. Im back and forth between Jax and NY often enough due to my work schedule. Happy to connect and discuss ideas from a NY point of view.

@Nick Demarco. Nick, although I don't live in the area, I have financed a couple of nearby projects. Have you started searching for a direct lender to fund your commercial deals. I'd love to talk about future opportunities you may be searching for and explore further ways which we can work together.
Nice to see you reaching out. I've been here in Jax for 4 years and I am currently making the switch from SF to Multis. I'd be happy to share my notes on a few properties and my experience here so far. I'm sure I have a few things you'd find valuable to know, especially about the neighborhoods that I have been looking in.
