80/15/5 (95% Cltv) loan programs are back!

Example:  400,000 purchase price

80% ltv 1st mtg.=  $320,000

15% ltv 2nd mtg.= $60,000

5% down payment= $20,000

Avoids Monthly PMI payment

Very strong financing program for multiple reasons

@Account Closed, more lucky than successful and I guess some could consider me wealthy given where I started from.  (Having some wealth does not necessarily mean you're wealthy.)  I'm just concerned that with the high valuations out there, some investors are getting overextended and operating with pretty thin margins.   Speaking more of MF here but the same could be applied to folks with numerous SF units.  Was out of state this past week and saw a number of MF properties that were bought for a song in 2010, and others that went into foreclosure around then and were completely vacant and badly deteriorated - likely candidates for demolition.

The facts are most people will never even have a chance at obtaining the wealth they'll have access to over the next 7 to10 years in real estate.

Is it all going to crash again? Of course it is it's just going to be a cycle .

At this time we'll know when to step off the train before it goes over the cliff because we'll see it coming a mile away.

When I start advertising hundred percent no doc loans again sell everything all your mutual funds and all your properties put it all in the bank, go rent for 4 years and do it all again

I totally prefer 80/15/5 and I will go for 0 down with no pmi if someone can offer that.

My credit score has fluctuated between 785-805 in the last year and I am an accredited investor who can pay cash.

When buying a new car I was offered 0.9% with no down, but I understand I’m not getting that for a primary house.

Someone is offering me 4.1% for 30-yr 95/5 with no pmi but 1.4% in upfront points. Will need to check if I can get anything better.

Looks like @Account Closed actually closed the account 😉🤗

Is it possible to get a loan under 4% interest rate, with 0 down, no pmi, no escrow, no points?

Or is it simply not possible even when there is zero risk for the lender, simply because someone else is willing to pay more?
