Naples/Southwest Florida Area New to Real Estate

Hello all!

I am new to real estate in the Naples, FL area.  I am looking to start flipping houses.  I am looking from Naples to Estero for now; if my employment changes then I may look in the Ft. Myers and Cape Coral areas as well.  I wanted to know if there was any advice other flippers/investors/realtors had for me on this endeavor that may be specific to this area or just in general!

    Hi @Daniel Del Vecchio,

    For flippers, almost any market in the area will work as long as you're buying at the right price, specifically utilizing the 70-80% ARV rule. Let me know if I can answer any other questions or do anything else to help!

    Daniel,

    I am flipping houses in South Central Kansas.  I hold to a 1/3, 1/3, 1/3 principal.

    Buy at 1/3 of ARV or less. Rehab cost 1/3 of ARV or less. 1/3 of ARV or more being profit. I find that leaves plenty of room.

    Good luck getting in the game.
