There seems to be a bunch of great small homes locally that need rehab, only the biggest project is the rock foundation that needs to be removed and replaced. Any thoughts?
@Julie DeWolfe Arroyo We replaced a partial foundation before, and it was costly. Get a few quotes to get the general idea in your area. Also after the foundation was fixed, we discovered that the lift also cracked the brick facade on the exterior. So sometimes you’ll have another issue to fix after tackling the big one.

I'd get a couple of quotes. In my case, a 1910 farmhouse. First, a house that old will NEVER have a flat floor, so you need to live/minimize the worst. Foundation guys fix stuff along the foundation, so outside walls.
#1) You need to level the whole house to get it within 2" +/- - That'll be $115K
#2) You have one room that is about 6# out of level - That'll be $15K
Took #2 and am quite happy. The only other issue is the foundation itself. If it's bowed out or you have a HUGE crack (especially laterally), you need to fix that first before you play any levelling games.
I'm a broker, so don't trust me _ Call a foundation guy.
I have 20 years experience with new construction in the Treasure Valley. I've never done a foundation lift and replace, but in most cases the cost of the lift and replace, along with repairing any damage caused is so expensive it's more effective to remove the house and start from scratch.
