Hey Bp folks. I haven't post anything in a minute. I just bought some things to kick off my marketing campaign. I was just wondering if what i Purchased is considered a "good" start. So I bought 100 bandit signs, 2 car magnets, and 500 postcards. What do you guys think? Is that an ok amount? or should it be a little more.
Hey @Shelleman Paulin Im still marketing. Im getting responses from Bandit signs, and postcards. I think they're equal in productivity. I recently just got over my fear of cold calling. Im spending at least an 1hr and 15mins a day on my skip traced list from Propstream. Im actually in the process of negotiating a deal. I like cold calling better than the other marketing methods because I have one on one time with the seller. Im making offers but no deal as of yet. Im trying to learn more about selling financing so I can have another buying strategy to offer. All and all its a process but im going to make it :)
@Deangelo Mack Taking action is huge and getting over your fear of cold calling will pay off for sure. Just stick with it, so many times I see people put in a little effort and give up because they don't get a deal quickly. Mail works, SEO/PPC works, bandit signs work, cold calling works, door knocking works... You get my point, it all works you just have to be persistent.
@Deangelo Mack Im glad to hear that you are putting all marketing tools you have to work you. As you can see there's some leads coming in. You may not have a deal yet, but you are closer than you were before you went out put up signs. Cold calling is tough, but like with anything it gets easier. The more you do it and keep at it the more deals you'll be making as you'll be ahead of the people who are mailing.
I haven't done a seller financing deal yet, but from what I've read they are some great deals.
I find it encouraging every time I read about people staying on the path.
Im currently learning as much as I can about seller financing so I can add it to my tool belt. I get a lot of NO's making low ball offers. Kind of makes me think how many deals have I left of the table. I dont understand the interest part and how that is linked to the monthly payments.
Some of the best marketing campaigns you can do is through online SEO INBOUND LEADS. These leads are typically much more motivated to sell their homes than the people we cold call and mail. However, in order to garner these inbound leads, you'll have to create a trusted and reputable presence with Google and your potential clients.
