Hi everyone,
I'm thinking of purchasing a condo in Bartlett, NH (about 10 minutes from downtown North Conway) and holding it as a short-term rental property. It's a pretty good off-market deal but was hoping to speak with an STR management company in the area before making a decision on it. Does anyone have one they would recommend?

I don't have personal experience working with any STR property services but I do live in Bartlett (Intervale) and would be happy to talk to you about the area. Bartlett is a great location though certain neighborhoods are better than others. in general you have very close proximity to multiple ski mountains for the winter season and Story Land pulls a huge crowd in the summer, yet Bartlett has much lower taxes than surrounding towns.
You could try getting in touch with Badger Realty or Pinkham Realty - I believe they both have property management branches.
Upcountry Property Services is another name I've come across - I have no idea about the quality of their services as I haven't worked with them but I do know they're local and do STR turnovers.

Not sure I can help you on STR management company, as I self manage. But am familiar with the area for short term rentals and would be glad to help. I also have a property in Bartlett.

Just to add on here: I'm renting a unit next week for a vacation in Nordic Vikkage through Evolve. They seem to have low rates and I reached out to them with down questions as a prospective buyer but got no response.

We have had a few clients come over from Evolve. They have a good platform where they search local areas and partner with local companies to facilitate cleaning and maintenance. Then use online booking services for reservations. People have told us that some areas have grown to big to fast and guests dont feel the connection with the owners. But then again others love their setup. So it seems to be hit or miss.

It could be worth considering a shot at a rental property management software built for DIY landlords (1 - 15 units), and helps you to automate your own rental process (ie. helps you to get it listed on 10+ major listing sites, allows you to schedule showings, provides you with thorough tenant screening options, online digital leases, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).
