The local "We Buy Houses" franchise is very active and usually sends out a few listings a month. They also lead the local REI club. You an join at http://www.meetup.com/Brazos-Real-Estate-Investors-Club-BRIC/ You should come to the meetings as there are several wholesalers who attend and anyone who has a property they are looking to sell can do a presentation at the meeting. If you don't want to pay for the $25 annual membership, then it costs $5 at the door and includes food and drinks.
