Hey Liz if you need help looking for a property, I'd love to help. I've met other investors on BP and helped them invest in DFW as well.
When evaluating property management companies, it's very important to consider the technology they're using.
For instance, do they make it easy for tenants to pay rent and submit maintenance requests with online options? This will impact tenant retention.
Will they provide you with real-time visibility into the performance of your assets via an owner portal?
What sort of preventative maintenance policies do they have in place and what technology do they have in place to manage this? This will mitigate the risk a major expense down the road.
