Is anyone investing in Kelso/Longview/Kalama?

Question

I live in the general area and have been watching Zillow closely for the past couple of months. I have seen a couple houses flipped in the area and I was curious if anyone on BP is behind it?

I am just getting into real estate but work for a company that helps real estate investors generate leads online. I have generated a few motivated sellers leads myself but really need to focus if I am going to make this work.

I am looking to meet up with local investors who are buying in the Kelso, Longview, Kalama area and grab some coffee and talk about your experiences in these markets. I would be happy to share some data our software has collected so it's a two-way convo.

its a familial property.. was owned by my wifes grand parents my wife is 4th generation from Puget Island.. And no I don't think there is much hope for major rebounds.. although some tourist trade and local farmers and such.... Boy I looked at Abeerdeen hard back in 05 06 is was dead and dying.. not sure whats happened since.. but I loved flying into that little airport there and having my 100 dollar hamburger but then the restaurant closed.. the approach was over the bay very cool  then I would take the long way home and fly up the coast to the Straight and wrap around to the peninsula go over Crescent lake   then shoot down West of the SeaTac Class B and back home.. fun way to burn avgas. scenery off the charts..

I have a new plan on the house give away standby for 4th of July launch.. !!!

@Alex Presnell Awesome. I sent you a direct message and would love to connect. @Patrick Hall Thank you for the response. I wanted to see if I understand what you were saying about Ridgefield's impact on Longview. Is your thinking that because Ridgefield is booming with new builds renters aren't going to want to go up to Longview but would rather live in Ridgefield?

I haven't really looked in the area although I am actively seeking REI in other states at the time.  Seems like Longview area is being impacted pricewise by the Portland Market.  Additionally, Ridgefield is being assaulted with new houses and townhomes to the extent I am not sure rentals in Longview/LaCenter would be a good investment.  In 5 years, maybe.  10 absolutely.

That being said, I have funds in place and am ready to look at deals.  Let me know if you have any joint deals you would like help with.....

Oh yeah, and on fixers, Subs are so high priced right now and very hard to secure for little one time projects, that is a risk that needs to be addressed.
