New investor in Birmingham AL area - I'm closing on my first property, that I intend to turn into a Section 8 rental. As an out-of-state investor I'm looking for a qualified and reliable property manager. Look for recommendations. So far I've been recommended First Choice. Can anyone speak from their experience?

Hi! I have a great property management company I use there- they do section 8 well. I have gone through 5 Pm companies now in the area and finally happy with who I have! LOL Happy to share the info!

If it's multifamily, I would go with KP Commercial. If it's single family, in my opinion, your best choice would be Jackie Semaan. Thanks for investing in our wonderful city!

I know this post is about PM, but could I ask everyone about their experience with Section 8? Why did you get into that and are there any tips or tricks you utilize? I have new tenants that are Section 8 and they'll be moving in May 1. I've always thought Section 8 was bad due to the stigma around it.
