In need of a Lease Agreement for Rent Control Unit

Hi Everyone,

Can anyone recommend where I can secure a lease agreement that is best suited for a Rent Control Unit in Los Angeles City? A customized lease agreement would also work because I could write in specific language about common areas, separate entrances and off limit areas. Thanks everyone.

I would check the Apartment Owner's Association of California (AOA) website under free forms. Also, Dennis Block who specializes in dealing with landlord/tenant/rent control issues in the LA area has a solid lease agreement on his website under free forms.

    I would recommend you work with an agent and use a CARS agreement.

    In the event you ever run into trouble with the tenant that lease spells everything out.

    You can always add an addendum.

    Hi Jacqua. If you are not familiar with lease agreements yourself, and are in need of immediate help I agree with @Steve Jones. You can also speak with a real estate lawyer if you need something specific and don't want to hire an agent for the job. If you have time on your hands I would read  the book on managing rental properties by Heather Turner which I think @Brandon Turner may have helped with a thought here and there :).

    Thanks @Steve Jones and @Nabil Suleiman. Can I hire an agent to draw up the C.A.R Lease Agreement? Or does working with an agent mean that I will subscribe to their management services of the rental unit?

    I assume that an attorney would be a one shot deal and just draw up the lease for me. What's a typical fee from an agent and from an attorney? Do you have any recommendations? Thank you very much.

    An agent doesn't (actually Im sure some probably do) manage, but they can use the CAR forms to lease a unit for you, as well as do the due diligence on the tenant to do their best to make sure you are getting someone reliable that will pay you each month. 

    Fees can vary, once you speak with an agent you can ask them. You don't have to marry the first one you speak to, find the one that works with your personality, and if they have a good reputation amongst friends (aka referrals) or if they even have some kind of reviews you can read into... because we all have access to the same forms and most of the same marketing material. So find someone you like and someone that will work for you. 

    Or @Joel A. suggestions are beautiful if you wanna do it on your own. 

    A Lawyer can create something custom if its something particular you needed that either of the previous two resources were not viable options. You can recycle and reuse the form if it applies to the same situation over and over. 

    If you want to tell me an area (specifically) I can refer you an agent if I know one out there if thats the option you want
