In escrow for a duplex in South Pasadena with Tenants

The seller is in the last few days of the 1034 exchange and they need to close quickly and therefore cannot deliver the property vacant.  Unfortunately, there are tenants still living on the property and they lived there for almost 20 years.

My intention is to close on the property, renovated it and move my family into the property.  Are there any risk you guys see with me purchasing the property?  I am going to serve the tenant a 60 day notice right after I remove my contingencies.
