Love that mindset! Connecting with other investors has been one of the biggest unlocks for me in terms of both strategy and deal flow.

If you’re looking to grow your portfolio, it’s worth diving into the tax efficiency side of real estate. Things like cost segregation, bonus depreciation, and 1031 exchanges can make a huge impact over time, especially with larger assets like multifamily. Even if you’re investing passively, the right structure can let you offset income while still building equity.

Also been seeing a lot of people lean into Midwest markets lately less volatility, solid fundamentals, and steady rent growth that doesn’t get as much media attention but performs well on a risk adjusted basis.

Definitely available to share insights and learn from others here too. What kind of investing are you currently focused on? Active, passive, single-family, multifamily?

Thank you for the details. I'm currently actively investing in single family, multi-family and commercial properties. As you suggested, looking at tax savings  strategies..yes currently I'm planning to cost segregation on my condo. Any suggestions where can I do the study better with manageable fees as most places charge higher.

At the same time , I'm planning to do BRRRR project soon this year. So, learning how to proceed on that. I will reach out to anyone if I find anything to discuss with the group

    Regards,

    Sridhar

@Sridhar Das, Like @Sam Cohn mentioned here, a 1031 exchange would allow you to defer all of the tax and depreciation recapture.

Investors looking to scale their RE portfolio will use the 1031 exchange and allow that tax to work for them by reinvesting into larger or multiple investment properties, using the BRRRR strategy.

The 1031 exchange allows you to invest in any type of real estate as long as it is held for investment use. the 1031 is a great tool to team with cost segs and BRRRR to maximize tax savings and give you maximum growth potential.

That's fantastic you're looking into getting a cost seg study done. I have an article here all about how to find a great provider:
