Being a full-time real estate professional, self-managing a dozen doors across two states, and trying to be a present husband and father has forced me to get serious about planning.
I used to give friends and family a hard time for “living off a calendar.”
Now I get it.
When you intentionally schedule the things that matter, you actually create more space for everything else. Planning your day, week, month, and year builds predictable momentum around what’s important to you.
That same mindset completely changed how I run my rentals.
If you plan to save X% for vacancy, X% for CapEx, and X% for repairs, then when those expenses show up, they're already on the "calendar." Nothing feels like an emergency. Nothing throws you off course.
For a long time, I leaned too heavily on W-2 income and personal savings to handle repairs and replacements. In reality, I wasn’t setting aside the right percentages—especially considering the age of some of my properties.
That’s been the biggest shift in my business over the past few years.
Now my portfolio runs like a business.
When something breaks or needs attention, it’s already been accounted for.
Planning didn’t make things easier.
It made them predictable — and that’s where the real peace of mind comes from.
