I'll look at what nobody else wants to look at.
Specifically, underperforming or distressed commercial assets in Houston, Austin, and Dallas. Raw land that hasn't been developed because nobody has put the right plan behind it. Abandoned RV or mobile home parks. Strip centers with vacancy and aesthetic issues. Multifamily that's underperforming on rents and/or occupancy. Storage facilities. Small development opportunities that need the right operator.
The deals I'm most interested in are the ones where the problem is real but solvable. Physical deterioration. Bad management. Wrong use. Stalled entitlements. These are not deal killers to someone who knows how to fix them. They're just the reason the price reflects reality.
I evaluate quickly. I'll tell you straight what I think the asset is worth, what it costs to get it where it should be, and whether there's a deal worth doing. If there is I'll either invest capital to improve it, structure a partnership on the repositioning, or purchase it outright depending on what makes sense for both sides.
No minimum size. Small commercial and development plays are where I spend most of my time.
