Financing Deals at Speed

I'm looking to hear from others on how they are best financing deals, renovating, and moving on to the next in larger capital requiring markets.

I am a higher income earner but I'm buying in locations where a 3-flat can be roughly $450k to $750k and need between $100k to $300k of work. This adds up fast and it currently has me on a pace of a new property every 2 years due the capital investment (15% down and renovation).

How are others moving at faster speed in this kind of market? I can slow down renovations but my goal is to essentially BRRRR. I focus on getting the property righted quickly so it's a valuable asset and has been positioned and only needing maintenance moving forward. I'd prefer not to do the traditional landlord path of buy and leave it neglected.
