How is the 94605 area? I'm looking to house hack in this area and wanted to know more about crime / growth / tenants.

From my research, crime is higher than other parts of Oakland but doesn't seem TOO bad. Would love to connect with anyone who is more familiar. Thanks!

94605 is a large area and encompasses great, mediocre, and not so great areas. Overall it's an area where you can find a house hack that should fit your needs. It has flat land area as well as some areas in the hills and lower hills. My parents have lived in 94605 for almost 40 years and I have a few rentals there as well.

94605 is night and day. When I show clients that area they are a little surprised. You can be up above 580 and wonder how it's possible that it's the same zip code right next to 94621 and 94603.
