Regarding Bakersfield, I do think the market is good and stable at this point. There is a lot of growth and development in the residential sector but there is also a huge amount of growth in the industrial sector as well. That is now one of our largest growing sectors. I would say that Bakersfield is the market to get into in CA because of the location we are just a few hours from about 90% of total CA population. Land is still cheaper here than other parts of CA ( I.e. rising tide raises all ships type of philosophy). And rents are still much lower than almost everywhere else in CA of a similar caliber. Rents here have gone up double digits recently and we are still undervalued compared to the remaining market. I wouldn’t say that we would ever compete with the large markets but even in the secondary markets we are still lower. Plus, to answer your question, yes it is still possible to find good positive cash flow property to invest in.
