Need contract assignment help

Hello everybody,

I live in Reno, Nevada. I am 20 years old and still in college. I have a partner and an LLC ready to start wholesaling. The one issue I have run into is finding a contract assignment. I have called several attorney offices asking for pricing and consultation. It is roughly 300 dollars to meet with anyone for a consultation.

Does anyone have a suggestion on how I should go about getting a contract assignment? (Or an assignment contract however you say it).

I am willing to pay for it however I don't want to waste $300 on consultation if the attorney won't help me out!

Plz give me feedback!

Thank you!

Jacob De Los Santos

Technically, every contract is assignable unless the contract specifies it can't be assigned....  However, just to keep it transparent, You might want to add a clause to the contract stating "Buyer might assign this contract to another party" or something along the lines. You can also write  under buyer's name, "your name and/or assigns", which just means you might assign the contract.

You don't need an LLC to wholesale..at least not when you're just starting..

Thank you for the response! I am just trying to learn the whole contract process.

I only got an LLC so that way my partner and I could have legal forms between us!

Are you looking to find a seller or do you have a contract and need to find an investor? If you already have both it shouldn't be too hard to find a Title company o take care of that.

@Jacob De Los Santos It's been 6 months since this post. How are you doing since then? When it comes to contract assignment, you don't go to an attorney for them. Contract assignment is when you already have a contract and are looking to assign it to someone else(as long as you have the clause written). It's basically another term for wholesaling. Find a seller, put it under contract, and find a buyer to assign(sell) the contract to.

As @Grant Rothenburger stated, there are a lot of contracts in the files section. Have you looked them over? Being 6 months in I hope you have!

Also, regarding @Davin Sundvick post. It is really important for you to start looking at adding key individuals to your team and one important being a Title Company. You also need to start finding investors that would look at even working with you.

Hi Marisa,
Thanks for replying! I figured it all out. I closed my first deal just a couple of weeks ago and working on new leads now! I learned so much just by doing. Are you doing deals in the reno sparks area?

@Jacob De Los Santos that's great news and happy to hear! Yes, i'm active in the Reno and Sparks area. I just started as well, but the future is looking great!

I'll be out of town for about a week, but definitely interested in connecting.

I have a couple great tools from title companies if you are interested in meeting up after vacation!
