I recommend you take a look at The Ultimate Guide to Grading Cleveland Neighborhoods. Should give you and your partners a great baseline of knowledge in the types of neighborhoods you guys would like to target while you're here.

Although I must say things have changed throughout the last two years, while most of the stuff is still relevant some areas have been risen up and getting higher grades now and vice versa... I’m pretty focused on the 44111 area, what’s your take on it?

I revise the document often. Which areas do you think are different than what has been featured in the guide? In my opinion it's about as accurate as a document such as this could be.
As for 44111 solid C class area. I've got 100's of rentals in that zip. Big inventory of sub $100k duplexes.

Well said on Kamm’s Corner - good demand, well Maintained but tied to Cleveland Schools. As prices in Cleveland keep rising I think people will look to suburbs like eastern Lakewood as price/central location drives demand for CLE seems to be appreciating faster at some point the benefit gets negated.
@James Wise that’s interesting, Kamms corner considered C grade ?
As far as I can tell, this area is significantly higher when it comes down to median home & income levels, isn’t so?
100 properties is impressive, do you want to sell some of your duplexes in 44111?
There is a very small area of 44111 that is right around the Kamms corner area that does garner higher rents because it attracts a nicer tenant base who wants to be close to all of the nice night life and things of that sort over there. That said it still has the same F class schools that the rest of Cleveland has along with the same level of cities services that you see in the rest of 44111. So with all of that considered I think one could make a valid argument to rank that area as either a B or a C.
