First time OOS investor.I see alot of properties for sale on Roofstock in Lawton. Does anyone have opinions about investing in buy and hold rentals in Lawton

@Jeff , i am a Houston Tx. investor and have several rental properties here as well , got a tip from of my ex military friend stationed in Lawton , this was about 9 months ago, looked on internet on homes available and got a referral from my realtor for a local Lawton real estate agent , of course did my homework on businesses / rental comps in area / crime /city plans for future / and rental population. long story short , purchased 3 SFH in Lawton and looking to but maybe 2 more , a little more competitive right now , not as easy as 9 months ago , but still good deals out there , just left Lawton last weekend ,

@ Timothy , check city plans for expansion or future build ups , a lot of bad neighborhoods now are gonna get a make over , so might be a good opp on bad neighborhood homes , check with a local realtor in Lawton , they are good help on future plans for Lawton , hope that helps , thanks

p.s. my realtor told me , a lot of investors from CA and Tx are buying properties there right now , get in before they flood the market and drive up prices

@Jeff Grove I am currently under contract on my first OOS rental property in Lawton. Seller is an OOS investor that has owned the home for 20+ years. He remodeled and I was still able to pick it up for 20% under appraisal. It appears to be a relatively lower risk investment with decent returns and positive cash flow. Did you ever pull the trigger in Lawton?
