Using a Credit partner in a Fix and Flip deal

So I have a deal in Philadelphia. Asking: 159k, full gut rehab, comps 300k+. I am using private money to fund the deal and plan to refi the property after the rehab. All I need is a credit investor. For anyone structured a deal with a credit investor, what do they look for as far as compensation for using their credit? What are the pros and cons of being a credit partner?
