Pulling NOD and other ways to find Wholesale deals?

Hello BP family.

I was wondering if anyone has information on how to pull Notices in the Pittsburgh area. I currently live in WV and tried pulling them in my county but the banks aren't required to report them. I was wondering if that is the same in Allegheny and Washington County. I'm really trying to get lists to market to for wholesales but am having trouble breaking the barrier. Any tips or information is greatly appreciated!

A friendly Title company can pull down records for you. They can also provide the names for you on sticky labels to put on postcards. But if you really want to reverse engineer it and think about who gets the information first of course it is the bank...who then reports it the late or no payment to the Credit Bureau. It is generally 3 months before the information is available through other channels. Good Luck..and let me know how it turns out.

Unfortunately no,

But if they are that "motivated", those sellers end up listing on the local mls to try and get highest possible (motivated list of sellers)

Which obviously doesn't help you at that point.....

Listsource is an option as well as other similar companies that provide lists.

Very true about that, it's an idea. I actually get the newspaper and check every week! Now do you have tips on pulling information for other potential motivated sellers? I have been reading a lot about listsource here on BP seems like that may be the best bet?

No doubt, sounds like a plan. Reason I throw that out there is because it seems to me that there may be little time to bail them out before auction date....(unless they agree to do it and if the price is low enough)...by that point they are in arrears by a couple of month's ..then try and wholesale or assign it before auction date. ? ....

@Ralph C. haven't tried yet, but if the price is right and you can bail someone out of bankruptcy and get the property at a cheap price I don't see why it wouldn't work.
