Hi all, Can anyone recommend some local Memphis banks who work with Investors? I'm OOS and looking to build relationships with local banks. Thanks in advance.

PM me and I will give you some direct contacts.  You will struggle some with being OOS, but sometimes just coming out in person for a meeting can mitigate this.

If you are looking for standard conventional financing I recommend Aaronbchapman.com  For local banks, I would only suggest them if you have to get commercial financing. Bank Tennessee, Bancorp South as well as many others.

Relationship banking in Memphis is real, but clarify what you need the bank for — deposit/operating account vs actual investor mortgages. A lot of community banks will bank the LLC deposits and still pass on OOS cash-out or high leverage rentals. When you call, ask up front about non-owner-occ, OOS borrowers, seasoning, and whether they hold portfolio notes or just refer you out. Build the deposit relationship either way; keep a DSCR backup for the leverage side.

If you’re investing in Memphis and looking to build relationships on the financing side, I’d recommend reaching out to Ryan Guess at Northpointe Bank and Tim Smith at CrossCountry Mortgage. Both are worth talking to about your long-term financing and refinance options, especially if you're planning to BRRRR or buy properties that you'll eventually refinance after stabilization.
