Investor-Friendly in-fill and MF builders in Houston?

Looking for insight from those with real-world experience working with builders on in-fill lots or multifamily in Houston. A bit above builder-grade (definitely not Luxury). What are your average costs to build per sq/ft and what is your typical time frame? Does more sq/footage reduce the cost per sq/ft? Also, how involved are you in the building process? Finally, aside from the cost of the lot, is the cost all-inclusive with the builder (i.e. Foundation up)?

Hi James. When you're talking about average costs - do you mean just straight construction costs, or are you including soft costs as well? There are many factors that affect your costs, so you could average anywhere from $100-$140 psf on the same plan just based on site conditions, infrastructure needs, level of finish out, etc. That is the same for time frame, with larger projects taking longer to build. Single family usually is done in anywhere from 4-6 months once you break ground, with a few months of design/permitting prior to that. Multifamily really depends on the size of the project. More square footage does technically reduce the cost psf at a certain point, but that's not really a helpful metric. You're going to have to look at your comps just like anything else, and see what kind of build-out you have to do to justify the rent you need to make the project work in that area. As the builder, we typically handle the entire construction process from start to finish, from clearing the lot to handing over the keys. I hope that answers you questions!
