I am sure like my landlords many of you might be affected by the COVID and non payment of rents from your tenants. If you are not, you are lucky. We do have some relief on our way. I hope it doesn't run out soon. Do check it out and see if you qualify and apply accordingly.

My property manager started working on it this weekend. One of our tenants in our duplex owes us about 2-3k, about half of that being water and yard maintenance.

have you already received the money from this relief program ? just curious how long it take, i just don't trust if they really give the landlord money to help them to pay rent.

We didnt' yet. They changed their system again and we have apply and submit all docs again. We did that last week and tenant submitted the docs and it's in review. Let's hope

Our management co helped one of our tenants apply, they were very proactive. Other than that, we have been blessed with 100% occupancy, and 100% collections.
We didnt' yet. They changed their system again and we have apply and submit all docs again. We did that last week and tenant submitted the docs and it's in review. Let's hope
Its frustrated, our tenant has 2 months behind the payment. We had submitted to new system the other day and waiting on her, and we haven't been to reach her since tuesday.

@Yenlan Patton We have 9 months rent almost 12k to recover and she staying put. We had court date for eviction yesterday and because we had put both non payment and lease violation they won't consider it until moratorium is lifted which we hoping by end of month. Let's see man. Landlords are hurting badly...

I hear ya.. we all are. thats why i am not sure if TRRP will help.What I read in TRRP application doesn't allow to evict during that process, i am vaguely what to do for this situation if i need drop the case and just send the letter to vacate her, she is a single mid aged lady. We are trying to work with her but she had been dragged the payment from last november.

@Yenlan Patton I checked with our management co, they said it's still in process. However, we are still at 100%, the tenant was being proactive in filing, so, there are no late payments at this time. We will see how it goes with the whole process.

I see, so there is no successful story yet getting money from this program.

The website was terrible. I got was almost done filling everything out from the the landlord side of it when it asked if the tenant received any other housing assistance. Mine are section 8. So all that for nothing, and section 8 was only picking up 70% of their bill until November (and not included water or lawn), so that’s ~$4k we will never see from this tenant. If section 8 drops back below %100 rent coverage I think we will be evicting.

Update: My management co received funds on all but one that applied. The one we have not received funding, has been approved, so it's just a waiting game for the funds to be deposited.
@Vijaianand Thirunageswaram how did you find out that the county court won't consider an eviction until CDC moratorium is lifted? Did the judge tell you that in the court hearing?
I am having a similar problem with tenants that have not been paying rent. My property is located in Fort Bend County. I am debating whether I should start eviction now or wait until July 31st. Please shed light.
