Looking to Connect with Appraisers in Houston (Career Change)

Hi everyone. I've spent the last 14 years of my career in oil and gas, and I am looking to pivot my career into real estate in addition to continuing to do flips. I have given thought to several areas of real estate to get into, and I think becoming a licensed appraiser would provide the type of flexibility I would like in a 9-5. In addition to this I would have MLS access and insight into how appraisers analyze properties which would also help during deal analysis for my flipping business. If we have any licensed appraisers here I would love any information you could provide regarding the job market here in Houston or any other information which could be helpful, or if someone knows a licensed appraiser who would be willing to discuss this with me I would appreciate referrals as well. I am open to other career suggestions within real estate as well.

    Wouldn't being a realtor give you more flexibility in your schedule? How did you compare and contrast these two jobs?

    @Ethan G. I think the answer to this question could be yes and no.

    Yes because I can decide when to take on clients etc, but I believe if I were to serve as a buyers agent I would have to work around their schedule which minimizes flexibility. I also like to travel, and I do not want to have travel plans dictated by client schedules.

    In addition to this I think that becoming a realtor will be a slower build up process much like a business where I would have to start getting referrals from previous clients to build up a client base and continue the process to really get things going. In this regard I would prefer to be able to step into a role, serve a function, earn a check, and have medical benefits for my family. My flipping business is the business I would prefer to focus on building.

    Now these are a mix of my preconceived notions along with anecdotes from speaking to realtors I know personally, and I’m sure there are realtors out there who may be able to shed more light on the situation or tell me different and I am definitely open to that.

    In addition to these reasons for possibly pursuing appraisals as a career over agent is my personality type - I am very process driven and analytical. Also I like the idea of being behind the scenes better than front and center.
