Thats a new area of town that only recently gotten hot. its quite far away from traditional cities. Most of the listings I see are by brokers, so FSBO is still catching up since they are slower to estimate value of their homes.
I would suggest driving the neighborhoods and looking for yard signs.
FSBO's are difficult to find if you reside out of state. There are agencies like the one I work for that have a private inventory of off market properties (not on MLS) that have been hand picked for individuals that don't have the time to pound the streets. For example, we have 30-40 off market properties a month. It just depends on your availability to search for deals.
