Austin, TX Property Zone SF-3

I own several duplexes with SF-3 zoning. Does anyone know the significance of being zoned SF-3. Are we able to tear down and build 3 or more units or add a unit to lot?  Is the lot more valuable to investors zoned SF-3?

SF3 zoning is for duplexes. I know the 3 is confusing but that is not indicative of the number of units allowed on a lot.

    If you have a large deep lot on a corner, you may be able to subdivide your existing lot by chopping off a rear portion. When you subdivide, you keep the same zoning. The second lot would have to be over 5750sf+  to build A/B condo regime of 2 units, or if it’s 7000 sf+ you can build another duplex.

    Each SF-3 lot has over 7000 sq feet, does that mean I can build an additional duplex on each lot????

    @Joe Scaparra Reach out to the city development services. They have a hotline. Give them a call. Its best to make that call right when they open or later. There always seems to be a rush at certain times of the day. That is for the city of Austin.

    @Joe Scaparra It’s one duplex per legal lot. If you have one large lot with a duplex on it that you subdivide into two, then the 2nd (new) legal lot can hold 1 more duplex - assuming it’s large enough in size. Talk to a land development consultant or engineer.

    @Joe Scaparra SF-3 has a couple of uses. Could do duplexes or house/ADU. Be careful on tear-down due to new regulation—might not be able to put back as much. If you're still looking for answer, message me. We do turnkey infill development.
