    Make sure you study up on landlord tenant laws in the jursidiction(s) you are interested in.   Whatever you see now is likely to get worse before it gets better as well.

    Geri - thanks ....are  you looking for commercial  property ( aka  apartment  buildings ...strip malls  etc,,,,)  or  residential mutlifamily  ( 4 unis and under )  .....big  difference ....so you might  clarify
