Hi, I'm currently paying $500/month for mentorship from a coach who knows wholesaling and also creative finance. I will also pay 50% per deal when we get there. The structure of the coaching is quite limited. On the other hand his personal calls to plan out engaging the serious leads both inform me and give me confidence to aggressively pursue them. I am currently averaging about 3 leads per week from signs and mailers.

I'm thinking of doing Pace Morby's program in the future. My thought is to get a deal per month or two going, and then join. I would (hope to) skip the lower level basics, and participate in higher value materials, to maximize my time in the program. Do you guys who've taken the program think this is a good strategy?

Also: I was recently banned from Facebook. How much of a problem would that be? I'm trying to reinstate my account now. A filipino VA was logging into it, so there is a chance they may unban me.

I'm not sure why you are asking on this forum since he has a facebook group that would answer that for you. As with any mentor, paying more doesn't mean you'll get more attention. They only have so much information and so much time in the week.

Real estate is a numbers game. The more people you talk to the more likely you are to find a property to buy.

I’ve been in Sub To since March and can provide some insight. The training material when you originally join is great quality. That training material is maybe 1% of what you receive from being in Sub To. The community is so effective when it comes to addressing issues and helping in any way that they can. There is an unbelievable amount of wholesaling experience inside of Sub To, and if you join, I suggest that you introduce yourself, describe to the community the current operation that you have going on, where you need assistance in the operation and/or where you can provide assistance to others pursuing their own avenues of real estate endeavors.

The community is what makes Sub To as effective as it is.

I joined Pace Morby Subto program on Dec 28th 2022.

The program is great but that’s not where real value of the program is (in my view).

The real value of this program is THE COMMUNITY!

Everybody goes above and beyond to give you a hand when you ask for help.

Also, the documents. You can find any single contract you are looking for. Pace has bring his personal attorney to many of the calls and he is the one that drafts all the documents.

My goal was to add one or two properties a year to my portafolio. I’m currently working on the third one and we have four months before the end of the year :)

In short, the program is like and added bonus to amazing Subto Community!

    Hope this helps

I have been a student since October 2022 and since the time I joined I've not only obtained buy hold properties but I've also wholesaled properties earning assignment fees upwards of $25k but I also flipped a property with a rewarding check of $78k!!

This community is like no other! Pace is someone who learns and then the first thing he does is teaches his students. His ultimate goal is to make sure that everyone is doing deals together. We are like one big happy family, not just business partners - there's a major difference.

He not only teaches us about real estate but we know how to creatively do deals about cars, boats, RVs business and TONs more.

This is the best community in the world and I would recommend it to anyone and everyone.

I'm a SubTo student. I've been IN THE PROGRAM FOR TWO MONTHS AND GOT ALL MY MONEY BACK IN THE AMPLE AMOUNT OF KNOWLEDGE GIVIN and I have invested in my real estate education. Pace Morby's mentorship trumps them all! I have paid more for other mentors and got nothing compared to the value Pace gives to his students. He over delivers and is truly committed to seeing his students succeed. Here are a few perks to the subto group:

    1. Over 10-25 hours of zoom calls every week.
    2. Over 400 hours of recorded zooms
    3. As a bonus, Pace has family night where you can ask anything
    4. You learn: wholesaling, creative financing, fix/flip
    5. He brings in his transaction coordinator, probate attorney, real estate attorney and so much more.
    6. Trust me. Don't hesitate and invest the money. Pace Morby is the only mentor you will ever need!
    7. In a nutshell to answer your question you needed to join like yesterday my guy
    Hope this helps!!

    Hi there,

I am a member of both the Subto and Gator communities.   I was completely skeptical of all mentorship programs until I joined this one.   Since I am already a Licensed Real Estate Broker and have done thousands of deals already, I joined to learn Subto to gain access to agreements and the community.    Just those 2 things would justify my being in the community.

As soon as I got there, I started doing deals in the very first week.   First as a lender, then as a buyer.   The education is there if you need it, but the most valuable aspect of the program is the community.   Everyone is positive and action takers.   On any topic, on any problem you might have, you just post a message and you will not only get an answer to the question you have, but you will also get several people volunteering to assist you on any topic.   This means if you are pursuing a deal of any kind, you can easily form a team to pursue it anywhere in the country.   And guess what?  Your entry grants you a LIFETIME membership!

I have done over 40 deals since I joined in April and I have expanded into investment types that I never thought possible when I got started.   I am now in a multi-family investment fund, bought a duplex, a Tax Deed, bid on several hybrid commercial properties, Sober Living homes,  Midterm rentals and even business brokering.   So, even though Subto is centered around buying properties Subject to the Mortgage, people are doing any type of transaction both including and not including creative finance.    Even after a 20 year career in Real Estate, this has been the best real estate investment I've ever made because it has made me expand my mindset in terms of what I can do in Real Estate Investing.

Hey bro, I have been in Pace Morbys community for almost a year now and I can say it has been the best investment I have ever made. I have been in for 9 months now and have closed 5 deals that has paid me back my initial investment, plus some. Even though there are a lot of hater out there talking about Pace, I can promise you that if you take the necessary action steps, there is no way you fail.

The community that you will be brought into is amazing and you’ll have the chance to learn from everyone that was once in your position. I’m actually going to his mastermind in October and I can say, I didn’t hesitate to pay the price for the mastermind because I know the value it brings.

as far as wanting to just right in and talk higher level real estate. I always recommend mastering the basics. Whether you know it or not, I can promise you that things change in the industry and there may be something in the basics that was never taught. If you ever want to chat or if you need some help on deals, feel free to reach out to me
