Has anyone used Alex Martinez's course? He reached out to me before he put it together a couple of years ago. He seemed like a standup guy. The program's pretty cheap, so I was just kinda curious about it.
I ended up purchasing the course. Here are my takeaways:
Pros
- Gives you every step from start to finish to successfully wholesale property.
- Training is in-depth and correctly sets expectations. What you put in, is what you get out.
- Connects you with a community of other trainees and gives you access to a discussion board with a couple of years worth of archived questions and responses.
- The deal calculator provided is super solid. I personally made some adjustments but overall it works well to analyze deals.
- The weekly calls are consistent and offer great support to getting deals locked up.
Cons
- There is only one approach covered in the training to making offers on property. Cash offers.
- There is not in-depth information on approaching deals with creative financing (seller carry, sub tos, ect.)
- The weekly calls are not always hosted by Alex, often it is various members of his team. They do a great job with basic questions but their knowledge, at times, can be limited.
Overall, I would say it's worth the money. If you follow the process you can make your investment back on one or two deals. For those of you who are familiar with how to open an entity in your state, how to stay self motivated, how to make effective phone calls, and just operate in a professional manner, the first half of the training may seem slow/repetitive. I am still considering buying Pace Morby's sub to training on top.
Hope this helps! Please reach out with any questions.
If you want to learn Subto creative financing ask here on Bigger pockets.
Purchase a creative financing course on Udemy. Ask how to do creative fin. in the program you are currently a part of. It's not magic. Make an offer based on you terms! Asking the seller to carry back the loan for x amount of time. It's all about a contract. You learned that from your current program. Even though they talking al cash .. write it up owner carry.
You have the cash to buy all cash don't you? If not get it from a private lender (PL). The only difference in your offer is the cash & where it comes from. A PL, YOU or the seller carrying back!

HI, I've been following him for a while, I haven't signed up for his course yet, but I had my first call with his team. I am schedule to have another call, I guess it's moving up the next step with another more advanced person, I will keep you posted.
I don't see anyone asking about MLS access. The idea behind this training is convincing a realtor to grant you access to the MLS, I don't believe this is as easy as one may think. My concerns here is that you pay the 7,800 for the training and then you are not able to gain administrative access rendering Alex's system useless.

So he is charging people to access the MLS or try to access it. He doesn't get to make the decision on who gets to access it. It has taken Privy 10 years to get all of the access they have. It is a slow roll.
