North side of Poughkeepsie (City) is heating up. Multi family on Albany Street went onto the market at 298k, had a bidding war and subsequently and accepted offer at 340k.

Wow, that 3 fam on Albany st sold for $340? People are paying ridiculous prices on that north west side. I own a duplex on Albany st. Considering selling....

I just started looking/researching into Poughkeepsie and wanted to know if you are doing the BRRRR strategy and if so, how did you get the ARV? It looks like a lot of homes in that area are not necessarily cookie cutter and comparable to other sold homes near by. Also, do you know what is an estimated rehab per sqft?

Hi Cindy, I bought a property outright, with no BRRR strategy done. It was a three unit with the owner vacating the main unit.
Hey everyone! I've just started looking at buying and holding in Poughkeepsie myself. Given everyone's experience with this market so far, how easy or difficult has it been to find and keep tenants? Has anyone had any challenges in finding people to fill and stay in their units?
