Does anyone have experience with the Rehab Valuator Lite software? I saw an ad on Facebook today for the Lite version that is free.

    I've had a very simple spreadsheet for this for 7 years and have bought a couple dozen flips with it. Really don't think software is needed.

    Two items! First, BP has some rehab calculators. Second, have you ever worked with a hard money lender? The first thing they do is send you a rehab calculator spreadsheet. Those things are detailed and probably just as helpful as a calculator. Just my $.02

    @James Moore

    Check out www.portioapp.com

    It's currently in a alpha test so it's free. It has a pretty in-depth rehab analysis tool.

    @Andy Nathan Can you share one or two examples from hard money lenders?

    Like anything else, it can be useful but I wouldn't use it as a bible.  Know your price per square foot on the property you want to buy and the price per square foot on new construction in that area.  Stay away from any foundation problems.

    Find a good contractor for the work, this may be the toughest part especially if property is not local to you.  Some people are not only contractors but they are architectural designers as well.  Find a contractor with an artistic eye.

    Nice beds and baths.  You can add square footage in a rehab as long as it is less that 750 sq ft.  Make bedrooms and bathrooms bigger if possible.

    You definitely want the person doing the work to fill out the rehab budget for your lender.
