Stop Losing PPC Leads: I Built a Decentralized "Instant Cash Offer" Engine with AI SM

If you are running inbound marketing (PPC, SEO, or Direct Mail) for your wholesaling business, you already know the biggest bottleneck: Speed to lead and seller drop-off. Sellers today want instant gratification. If you send them to a generic "Fill out this form and we'll call you" landing page, your conversion rate suffers. Furthermore, if you are out driving for dollars or on another call when a lead comes in, that 5-minute response window closes fast.
I wanted to share a platform I’ve been developing to solve this specifically for wholesalers. It’s an Instant Cash Offer Engine—but with a heavy focus on automation, negotiation, and data ownership.
Here is how it works under the hood:
1. The "Instant Gratification" Hook
Instead of a static form, the landing page uses Google Maps autocomplete. Once the seller submits their address, the backend instantly pulls the market price.
Here is where the custom logic kicks in:
It automatically calculates repair costs based on property data, seller-inputted condition, and location.
It classifies the property into one of 4 market temperatures: Slow, Rural, Standard, or Hot.
Using this data and your specific backend rules, it dynamically selects the proper ARV percentage, deducts your preset assignment fee, and calculates a precise cash offer (e.g., 68% * ARV - Repair Costs - Assignment Fee).
2. The "Negotiation Suite" (Counter-Offers & Photos)
Usually, if an algorithm spits out a number that is too low, the seller just closes the tab. We built a fail-safe: The "Name Your Price" feature. If the seller disagrees with the initial range, they can submit a counter-offer and instantly upload photos of the property (kitchen, roof, repairs needed) straight from their phone. This turns a bounced visitor into a highly qualified, "sight-unseen" lead.
3. Deep Skip Tracing & Double Compliance Check
The second a lead submits their info, the system runs a deep skip trace to pull the owner of record, mailing address, and ranked phone numbers. Crucially, it automatically runs those numbers through two strict DNC/TCPA checks to flag TCPA Litigators and DNC numbers before you ever pick up the phone.
4. Vacancy Probability Calculator
The backend scans for specific vacancy indicators and calculates a "vacancy probability" score based on real-world statistics, giving you an immediate read on potential seller motivation.
5. The AI SMS & Email Receptionist
While you are busy, the system’s AI Agent immediately sends a context-aware SMS and email to the seller. It doesn’t just send a robotic template; it references the exact property address and assures the seller that you are actively reviewing their property, keeping them warm until you can take over the conversation.
6. Remote Control via Telegram & Slack
Wholesalers live on their phones. Instead of logging into a clunky web dashboard, the entire system is controlled via a Telegram bot or Slack integration. You get the lead alerts, photos, and skip trace data directly in your chat. You can even type /set_offer 0.65 in Telegram to change your global offer percentage on the fly while out in the field.
The Tech Difference: You Own the Data
A big issue in RE tech is sharing a multi-tenant database. I built this to be decentralized.
Every wholesaler gets their own single-tenant VPS. To keep costs low and data secure, I use my enterprise BatchData account to power the heavy lifting (valuations and skip tracing) across all clients. However, you plug in your own Twilio, your own Searchbug account, and your own Google Sheet (which acts as your CRM/Database). You own your traffic, your communications, and your infrastructure.
