Tool that turns inspection reports into a maintenance plan for a property

Hi everyone — Drew here.

I’ve been working on a small tool called after running into something odd when dealing with inspection reports. Whether you’re buying a property or reviewing one during due diligence, you get a detailed inspection report that lists issues and observations… but it doesn’t really translate into a clear maintenance plan.

Most of the time it just ends up as a long PDF that gets referenced once or twice and then forgotten.

So I built something that lets you upload a home inspection report and converts the findings into structured systems and maintenance tasks organized around things like roof, HVAC, plumbing, electrical, etc.

The goal is to help turn that one-time inspection into something closer to an ongoing maintenance roadmap for the property.

I’m still figuring out whether this is actually useful for investors and property owners, so I’d love to hear:

• Do you revisit inspection reports after closing?
• How do you typically track maintenance and long-term property upkeep?
• Would a tool that translates inspection reports into maintenance plans be useful?

Would really appreciate any feedback or thoughts from people who deal with properties regularly.

    Would be useful if done correctly😋

    Challenge: most inspection reports somehow grade issues found.
    - There's no standard grading system😣

    So, how are you going to address this and organize it?

    Also, even if done correctly, it would only help newbies🙄
    - Experienced investors can look at a report and easily convert to a Scope Of Work (SOW).

    Better: estimating the costs of the inspection issues🤩

    Love the challenge — you're right on both points 🎯

    We've normalized across grading systems (and no grading at all) so the output is always standardized — regardless of what the inspector used. A new home owner (read me) may have difficult times working with numerical scores and home repair, so now/next/later in priorityis roughly what we're going for. Do you think explicitly calling out grading makes sense? My ICP is regular joes like me who was very confused when I got my home report

    And you read our mind on costs 👀 — estimating repair costs from inspection issues is very much an MVP but you get where we're headed. That's the version that serves everyone: newbies AND experienced investors. That requires more extensive buildout and tracking material costs / ecosystems. On our radar for sure.
