Simple way to clean up scattered lead intake

Anybody else feel like lead intake gets messy fast when seller calls, web forms, agent notes, and property links are all living in different places?
One simple setup that seems like it could help is this, and it should be pretty cheap to put together:

1. Push every lead into one Google Sheet.
2. Add a few key fields like address, asking price, rents, repairs, timeline, and motivation.
3. Use AI to turn that into a quick deal summary and flag the main questions still needing answers.

Seems like it could make follow-up a lot cleaner and make it easier to spot which leads are worth spending more time on.|
Curious how others here are organizing this now. Hope this helps someone else out there.

    @Stephen Geluz You are exactly right. It does get messy fast without a centralized system. A Google Sheet and AI summary is a solid, low-cost start. As you scale, you will likely outgrow Sheets and need a CRM but this is a smart foundation.

    The Google Sheet approach works until it doesn't — usually around the time a second person needs to use it or leads start coming in faster than one person can update it.

    The real fix is a system where leads from every source land in one place automatically — no manual entry, no copying from texts into a spreadsheet. The AI summarization idea is solid but it works better when the intake is already centralized rather than cleaning up scattered data after the fact.
