Building a cheap Florida foreclosure alert tool — talking to 10 investors this week

Not pitching anything — genuinely trying to understand a workflow before I build something nobody wants.
I'm a developer, and I'm trying to figure out if there's a real need for a lightweight Florida-only foreclosure filing alert. Basically: daily email of every new lis pendens hitting FL county clerk sites, nothing else — no CRM, no skip tracing, no dialer. Cheap.
Before I write more code, I want to hear from 10 FL investors:
- How are you currently finding foreclosure deals from court filings?
- What tools are you paying for, and what do they cost?
- Is getting the filings fast actually the bottleneck, or is it something else entirely (like skip tracing, or contacting the owner)?
Happy to answer questions here in the thread or jump on a quick Zoom. Just trying to learn the problem before I build.
