Are there particular market conditions/indicators that are needed in order to successfully rent properties? Is it less dependent on the market conditions and more on the numbers of the deal?
@Javier Sanchez, I just downloaded a good report today that you might want to check out. You absolutely must consider market conditions along with your deal numbers. Check out free download of IRR.com's "Viewpoint 2017 Multifamily Report": https://www.irr.com/research/?utm_source=ConnectMe...
If your market is in "hypersupply," might want to start looking elsewhere...

Javier Sanchez Others will disagree but I always look for properties that I think will rent easily. Newer construction, located well, etc. But I will (and have) accepted worse cap rates because of that. I put more weight on the top line (assuring revenue) than looking for a property and pencils out better in a warzone neighborhood. But that's wrapped around my personal preference, others may disagree and have more of an appetite for those properties. The most important thing is to match your strategy to your personality.
