I'm posting to see if anyone has leased land for game hunting. I'd like to share notes on setting up and running hunting operations. I can share what I know about timber tracts and/or NC residential (apartments/SF) investing. The timber tract parcels I would put in hunting programs are in Washington and Tyrell counties for deer and bear and Columbus county for deer. Parcels are 80 to 110 acres, some already with shooting lanes and blinds but no other major site improvements or cabins.

Hey Chris, my name is Derrick and I am a new investor actively searching for my first deal. I am an avid hunter and I actually live in Columbus County. I am interested in learning more about your game plan for hunting operations in the area. Would also like to talk with you about SF investing. Willing to help out anyway I can in order to learn from an experienced investor like yourself.

Mighty.
I have a roughly 80 acre parcel in Hallsboro that was in a forestry rotation but fell out of forestry management practice about 5 or so years ago. I have work to do regardless of what the end use will be. My 'plan A' for the first 6 +/- acres had a setback. I planned to put in 6-9 houses and/or mobile homes along the less traveled side road access but failed the perc test. So I can mitigate with some effort (not sure of the technical term, but the septic system will be 'engineered' with infill mounded dirt to work) and money. I haven't penciled out the cost yet.
I am still trying to figure out how to monitize the back part of the parcel which is heavily wooded and seems ideal for hunting. I have a potential commercial project for the front... we can talk about that when we meet.

I believe you already have the term down. That's just called an engineered system in my circles.
I've had to put one in before. And an innovative system.
I cut my teeth in this business in rural land development. It's been a few years since I was putting in septics on any sort of regular basis so my contacts or 'ins' may have aged out by now. But just PM me if you want my soil scientist out of Smithfield or my septic installer/consultant out of Oxford. He's been around literally forever and knows all the county environmental people. So whenever he tells them 'this will work', I've seen the county basically rubber stamp it 9 times out of 10.

Thanks. I've sent you a PM.
People have told me that these systems are expensive, but I'm still not quite sure if it is because of the material handling (dirt movement from off-site, compacting?, distribution and leveling, ?) or something else. I have access to equipment to help mitigate some cost. As a side bar, I am planning to install geothermal heat pumps as part of the project, since the equipment will be available.

Does anyone of a contact for hunting leases in Onslow or Pender counties or the surrounding areas? Thanks. James
