Investment Info:

Single-family residence fix & flip investment in Annville.

Purchase price: $30,000

Currently rehabbing this single-family, ranch, 3BR/1 Bath home will be available for sale by Nov. 2019. Complete "gut job", everything is brand new including subflooring, insulation, drywall, etc. Message us if you want more info/are interested.

What made you interested in investing in this type of deal?

Distressed seller and major repairs needed.

How did you find this deal and how did you negotiate it?

Direct marketing, developing a rapport with owner/seller and their family.

How did you finance this deal?

HELOC and PML for repairs

How did you add value to the deal?

Making it a "smart home" with awesome features that are going to make it sell super fast.

What was the outcome?

Still in progress, will update...

So far, always have "fluff" in your numbers for the unexpected...this is NOT my first rodeo.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My husband Mike organises all the contracting bids/workers.
