Are there real estate agents that work with wholesalers? If so how? I seen so many people reach out to network with them, and I would like to as well especially in Hamilton County, TN.
By helping them sell the ones they cant. They sometimes don't have the reaches that an agent world, plus if its a sour patch property, then they need to extend this out to everyone with money.
in Huntsville, AL there are multiple offers on everything, if its not sold yet, its either land or the sellers are awful and difficult, or the buyers are awful and difficult- it can go both ways: someone goes under contract and submits 1,000 request for repairs OR a seller says they wanna sell, they don't and don't accept any offer. Agents help these types of situations as well, but wholesalers don't care. not most of them anyways. Agents can ACTUALLY help you sell that crappy home for top dollar, wholesalers don't.

I know some say they help with comps and if the seller isn't wanting to negotiate then they can send the lead to a realtor that they network with.
Yes, or the wholesaler could just send the entire lead and referral agreement, and sell it for more and just miss out on the big cut and just get rid of the problem properties

Can you message me to explain that more. I never heard about referral agreements and everything you explained in this message. I'm learning more.

@Amelia Posely my company actively wholesale in 4 states and we work with agents in many different capacities.
Some buyer agents like to pick properties in our off-market inventory, they go the extra mile for their client instead of just showing overpriced MLS properties, these agents are usually very successful.
We also buy properties from seller agents or get referrals from them from time to time. Most agents don’t want to spend time showing properties in need of a heavy rehab, they prefer a good looking listing where it’s easier to obtain financing for the end buyer. We’re the guys on speed dial for the listings they don’t want to deal with.
Lastly, as wholesalers we send thousands of postcards, text messages, RVM, we also have a call center cold calling hundreds of sellers daily, our “cash offer” is not always the best option for a seller, so depending of the needs of the seller, if we are not able to reach a deal we put them in touch with one of our agent partner for a “retail” listing.
People are probably going to throw bricks at my window for saying that but usually the agents who feel threatened by wholesalers are the unsuccessful ones, in my opinion agents and wholesalers are 2 pieces of the same puzzle, the ones who get that will dominate in their market.

In TN either most real estate agents don't anything about wholesalers or how they could work hand in hand. I have a few leads that want to sell but not a discounted prices. I also seen some properties that sold on MLS for close to retail price (that still needed work but had a paint job and new carpet).
I want to be able to work with a realtor/ realtors that if a seller that I'm working with doesn't want to go lower on a price I could send it to my realtor to see if they can help them out. It's like you said @Yoann Dorat we work hand and hand.

Amelia- why don’t you just get your real estate license and list the property yourself instead of referring it out to an agent? It’s illegal for the agent to pay you a referral fee without your license anyway.
