Not sure if this is the right forum (this is my first post). I am currently renting in my hometown and not accepting section 8. Obviously because of all the horror stores told on bigger pockets and that I've heard elsewhere. Anyway I'm thinking of buying a triplex in another town and because of the local I was thinking of accepting vouchers there. If I don't my market for this location probably wont be that great. Anyway, if I accept section 8 on this property does that then require me to start accepting at more other properties as well? Does this potentially put me into a conundrum? Anyone have experience with this?
You not REQUIRED to take on section 8 tenants. Section 8 tenants are like any other tenants, you can pick and choose who ever meets YOUR standards. Even if you accept one Section 8 tenant, it does not mean you have to accept others. So its not a big deal.
Section 8 program is not the way it use be where your tenant can trash the place and leave you with the bill. The section 8 program is being curbed where its rare to receive it. Since you the landlord can report to HUD about how the section 8 tenant did to your property, this makes it easily viable to lose their voucher. With that, most of the voucher receivers are more careful about how they treat a property.
So if you are going to accept section 8 tenants, do your due diligence and key thing is find out if they have had any evictions in their background and find out from past landlords their experience with them.
