What do you say in direct mailers/who do you send them to?

When searching for properties, sending out direct mailers can be one way to bring in leads which can leads to deals, especially if you want to look for off-market deals. What do you say in a direct mailer that you are sending out, and which houses (who) do you send the direct mailers to? How do you find which properties to send direct mailers to, or if a house is vacant, how do you find out who to send the direct mailer to?

I know this is a couple of different questions, but they are related, and I am curious what the answers to the questions are. Any help is appreciated.

    See here:  https://www.biggerpockets.com/blog/2014-04-09-direct-mail

And search on BP for "direct mail" and you will find tons of posts and discussions.

No offense to Brandon and his very nice post, but that is absolutely all theory. That is NOT reality. I wonder if he ever sent out mailers to be honest.

You do not send to absentee owners and the numbers are way off.

90+% of the responses will be to "remove me from your dam list".

What that post is missing is how often the police has called me because the sender called the cops on me. How often they told me to "go back to the country I came from"

How I had to explain why and how they were targeted. And the numbers ARE NOT SCALABLE and DMM is anything BUT reliable.

Do yourself a favor, if you want a system that truly works finding deals you do aid adverting if you need a deal now, and if you have patience you do SEO.

And for Petes sake, do NOT send to absentee owners! That is the WORST list ever!
