Investment Info:

Single-family residence buy & hold investment.

Purchase price: $122,000
Cash invested: $24,000

Bought my first rental in my hometown. Flipped about 100 properties in San Diego (and most of CA), Philadelphia, and Chicago since, including turn-key rental investment (only in Chicago).

What made you interested in investing in this type of deal?

Traditional long-term "ma and pa" real estate model as a starting point for buying real estate.

How did you find this deal and how did you negotiate it?

Bought from another investor at market value with tenant in place.

Conventional

Managed my own property and instilled good relationship with the tenant.
