Investment Info:

Single-family residence fix & flip investment.

Purchase price: $130,000
Sale price: $180,000

Bought it as a fix and flip. Did a complete gut job and decided to keep it for a season to enjoy as a vacation home at the beach.

What made you interested in investing in this type of deal?

I was interested in doing a fixer upper so that I could also spend time at the beach.

How did you finance this deal?

I had the seller hold the mortgage on this property.

How did you add value to the deal?

Completely gutted the bathroom and kitchen. Upgraded the interior, all new flooring, painted exterior and interior. Added landscaping.

What was the outcome?

The house turned out great and I decided to keep it for a bit to enjoy a season or so at the beach.
