Anyone get the deal analysis newsletter from The Offer Sheet?

Curious to know if it’s any good, worth the subscription, any insight?

I’ve been receiving the free newsletter, which showcases two properties and their estimated numbers. It seems really useful and has shown me some cool properties in different markets, but I’ve tried cross referencing the numbers in airdna and get much lower estimates than what the newsletter shows.

So I’m cautious of how accurate it is.

Alex here, founder of The Offer Sheet. Happy to answer any questions you or anyone else may have.

@Stirling Dimitrius thanks for the question. We use a combination of tools out there plus our own proprietary formula. Properties that are more unique (like the ones we showcase) will do better (we believe) than average comps in the area, which is how a lot of the other services evaluate. I believe there can be a significant fluctuation based on how a property is managed as well.

Regardless, I always say to folks to use the numbers directionally, whether ours or any of the services, and to try to get on the ground comps as much as possible from sellers / agents, etc. Use a variety of sources to get numbers, and obviously make sure you're comfortable with whatever range they fall in before getting serious on a property.

To those unfamiliar, we share two properties daily with all of our subscribers. Maybe folks are not ready to buy, but it kind of whets their appetite to see what's out there in terms of the most unique properties and as a result, what may be some good markets to buy when they are ready.

For those looking more aggressively, the Pro subscription offers the full set of daily properties (10+ daily), plus usually another 30-40 in a (filterable by state and city) google sheet that didn't make the cut. And lots of other goodies, which I won't bore you with cause it will sound like self promotion, which isn't my intention here.
