Lessons learned? Challenges?

Ask local lenders for unique Portfolio programs that offer great benefits to home buyers depending on the area. Found a lender offering a homebuyer 0 down, with amazing rate, NO PMI, AND closing costs assistance! Because of the home's location. Making it very attractive on the resale with the appropriate marketing.
