Rental market in De Soto KS

//What is the rental market like in De Soto KS for renting property with a large home and pond//

I am analyzing a deal on a property in De Soto KS. 20 + acres, newly renovated home, a pond, etc.

Given the economy, De Soto KS location in relation to Kansas City, Lawrence, Lenexa, etc... does it seem likely that there are people who are willing to rent properties at a higher cost than something in the city?

I am also looking for feedback on rental prices in this area and what the market supports. Keeping up a property incurs a lot more maintenance fees, etc.

    Hi Austin,

If you want to send me the address, I can give you a rent comp.

De Soto has high demand. It's close to Overland Park and a few other major suburbs on the KS side. It's seen quite a bit of growth and development, the income is also high around that area. I will say unique properties can sit since you are finding the "right" person. People who can afford a property like that will buy a home themselves instead of renting(majority of the time). Curious why you are targeting a property like that for a rental?

De Sota is in Jonson County KS which is the hotest housing market in the metro. It always does well. Nothing is ever guaranteed though. Multifamily in Johnson County is crazy hot.

The massive battery plant being built there has driven the local work force up and injected crazy demand. My plumber told me he has a rental in De Soto and the tenants are paying cash... It's a home close to the battery plant and the demand for housing for construction workers is there. I often wonder if the current demand will lessen once the plant is finished, but then consider the plant will ultimately need employees too. Will be interesting to see how it plays out.

Anything in Johnson County will add value. Demand seems to steadily increase but nothing is guarenteed.
