Fix/Flip houses above $1M range. ~$400,000. to renovate

Seller wants $900,000., but $400,000. to renovate cuts buyer profit to $200,000. for a heck of a lot of work, using Zillow's estimate of $1.5. Two houses in same neighborhood have sold for over one million with less sqft and less acreage and 4 houses within 5 mile radius have recently sold for $2M or more. All in the Weddington/Matthews area. What chance do you Pros think there is of selling closer to Realtor's estimate? Maybe 1.6 M? Thanks for any help.

For accurate comps ask an agent. Have them look at comps and send examples. Don't trust Zillow or Redfins estimates
